THE SPACE

Kotch's contemporary tropical design ingeniously harnesses the local climate and temperatures to enhance comfort rather than pose challenges. Featuring rippled wooden-beam pergolas and lush foliage, the outdoor spaces offer ample shade, shielding residents from the sun's glare. Meanwhile, expansive wood-louvered swing doors seamlessly merge indoor and outdoor living areas, facilitating a refreshing cross breeze throughout the house. The interiors of our rooms boast pristine neutral decor, allowing the surrounding landscape to take center stage, akin to a masterpiece on a canvas.

All furniture and decor is hand crafted in their own workshop. Collaborating closely with skilled local carpenters and welders, they carefully design and refine each piece until it achieves perfection in size, shape, texture, and color. Utilizing sustainably sourced wood from their private lands and dolomite extracted from their quarry, every element of their creations reflects their commitment to quality and environmental responsibility. From meticulously placed electrical outlets to cozy oversized armchairs and ample closet space. Their beds, always positioned to offer stunning sea views, epitomize luxury and relaxation. Each room embodies a harmonious blend of ultra-modern minimalism, antique accents, and the occasional whimsical artwork, creating a unique and inviting ambiance.

Kotch’s three levels and five bedrooms are perfect for a family & friend get-away with lots of social spaces to gather or private nooks for retreat. Kotch can be lived in as an entire house or by suite. We say “lived in” because that’s just what it is – a place to live in – even if just for a little while. Each floor has its own kitchen, bedroom space and outdoor terrace. It’s easy to feel free and at ease when you have super comfy and convenient amenities at your fingertips, not to mention attentive staff there to show you the ropes and introduce you to the community.

*It should be noted that groceries and the cost of procuring them are not included in these rates. We typically recommend a budget of US$ 50 per person daily for groceries. Additionally, there is a delivery charge of US$70 for transporting the groceries to the villa. These prices may vary depending on the menu and where we have to go to source items
